Cancellation & Refund Policy

1. Booking Confirmation
Guests will receive a booking confirmation voucher via email within 24 hours of a successful payment. The confirmation email will include booking details such as check-in/check-out dates, number of guests, and villa type. In the unlikely event that your booking cannot be confirmed, the full payment will be refunded immediately to your original payment method.
2. Cancellation Policy
We understand that travel plans can change. However, as we operate with limited luxury villas and personalized experiences, cancellations impact us significantly.
Our cancellation charges are as follows:

| Between 15 to 30 days before arrival | 25% of total booking amount |
| Between 7 to 15 days before arrival | 50% of total booking amount |
| Less than 7 days before arrival | 100% (No refund) |
All percentages mentioned above are calculated on the total booking amount.
Note:
Any government taxes, payment gateway charges, or processing fees are non-refundable.
Early check-outs or no-shows are treated as 100% cancellation.
Modifications to existing bookings are subject to availability and may incur rate differences.
3. Refund Policy
All eligible refunds will be processed through the original mode of payment (online source payment only). No cash refunds will be issued under any circumstances. Refunds will be initiated within 5–7 business days after approval of the cancellation request. Depending on your bank or payment provider, the amount may take 7–10 business days to reflect in your account.
Important: If your booking was made through an external platform (e.g., Booking.com, MakeMyTrip, or Agoda), please initiate the cancellation directly through that platform to ensure smooth processing.
4. Non-Refundable Bookings & Peak Season
Certain promotional rates, discounted bookings, or peak season reservations (such as festive or holiday periods) may be non-refundable. These terms will be clearly mentioned during the booking process and in your confirmation email. Once booked under such offers, cancellations or amendments will not be eligible for any refund or date change.
5. Payment Terms
Full payment is required at the time of booking to confirm your reservation. Partial or advance payments are not accepted unless specified in writing by the management. Payments can be made securely through our authorized online payment gateway (Razorpay) using Credit/Debit Cards, Net Banking, UPI, or Wallets. Payment confirmations will be automatically sent to your registered email.
6. Force Majeure Clause
In case of unforeseen events beyond our control (such as natural disasters, lockdowns, or government restrictions), refunds or rescheduling will be handled on a case-by-case basis at the discretion of management.
